35,512 sqft custom designed equestrian center with upgrades throughout built new in 2015 nestled in the rolling hills just north of Rochester, MN. The property boasts a 272' x 78' riding arena  and 172' x 78' barn with (40) stalls and 44' x 20' entryway.

As you approach the property from along 100th St NW, you'll notice the equestrian center set amongst slight rolling hills on the south side of the highway.

As you turn off the highway onto to the paved driveway, you'll immediately notice the 35,512 square foot equestrian center with large 44' x 20' entryway. Upon entering the entryway, you're immediately greeted by a full glass observation/meeting area that looks into the arena. The entryway area also has an office area and two bathrooms. 

Just off the entryway, you'll find the climate controlled 272' x 78' riding arena boasting 16' x 16' overhead doors on each end, an interior elevated spectator area to watch the action in the arena, six Reznor heaters, three Kelly ceiling mount fans, two exhaust fan systems plus a three-zone sprinkler and fire suppression system.

Attached to the riding arena, you'll find the 172' x 78' barn featuring (40) individual stalls, heated wash room, grooming/show room, two bathrooms, a laundry room and tack room. You'll also find the mechanical room in the barn area featuring two Bryan central furnace systems for the stall area, a Charger water softener system, 50-gallon water heater, Renew Aire air exchanger, plus the arena water control system and fire suppression system valve controls.

In addition to the equestrian center, spread across the 35 acres, you will find an outdoor white fenced oval riding arena and outdoor paddock area. 

The property taxes for 2017 are $31,200 (note, the current taxes are based on Commercial usage. We've discussed the property with the assessor and they estimate agricultural non-homestead taxes on the property for 2017 would be approximately $11,000 and agricultural homestead would be approximately $6,000 (tier system)). Terms of Sale

Registration: To qualify as an approved bidder, you will need to provide a bank letter of guarantee or pre-approval letter to our office. You may do so via email to paul@grafeauction.com.
Earnest Money: A sum in the amount of ten percent (10%) of the purchase price in the form of cash or check payable as a down payment, shall be deposited as earnest money by the high bidder paid in trust to Grafe Realty Co, but to be returned to the Seller if the Buyer fails to perform pursuant to the Purchase Agreement. Therefore, the earnest money is non-refundable.
Buyer’s Premium: A ten percent (10%) buyer’s premium will be added to the high bid price to equal the contract price used in the purchase agreement. For example, a bid price of $500,000.00 would equal a contract price of $550,000.00 ($500,000 + $50,000). 
Brokers Participation Accepted: A broker co-op of 3% will be paid to properly registered brokers. Contact our office for full details.
Real Estate Taxes: will be prorated to closing.
Terms: Cash, due and payable at time of closing. The successful bidder will enter into a standard Minnesota Purchase Agreement with an as-is addendum. It will be at the Auctioneer’s discretion as to the increments of bids and process to reach the top and final bid. Any financing (mortgage or otherwise), if necessary, should be made prior to the auction. The property is sold without contingencies in an AS IS condition.
